Services Include:

Visiting of property and carrying out market appraisal (with no obligation)

Agree market rent and find tenant in accordance with landlords’ instructions/requirements

Provide guidance in relation to letting consents, i.e. Insurances, mortgage lender & freeholder consent

Market the property and advertise on appropriate portals

Erect board outside property in accordance with Town and Country Planning Act 1990

Advise on non-resident status and HMRC tax implications (if appropriate)

Carry out accompanied Tenant viewings

Negotiate terms with prospective Tenant/s and negotiate acceptable rent

Deal with the application and taking up of references through a credit referencing agency (payable by tenant/s)

Preparation of a suitable Tenancy Agreement for the letting and arranging the signing thereof by all parties

Assist landlord in complying with statutory regulations relating to gas, electric, fire and smoke alarms, carbon monoxide detectors and soft furnishings and arranging the same

Arranging for the collection of the dilapidations deposit (paid by the tenant against breakages and damages) and lodging with an appropriate Tenancy

Deposit Scheme

Receiving of initial monies (advance rent) subject to the deduction of fees and associated costs and charges.

Preparing and submitting of an initial statement to the landlord

Completion of statutory declarations as requested by HMRC

Arranging for Professional Inventory to be undertaken (if required)

10.8% (9%+VAT) collected monthly from incoming rent

FULL MANAGEMENT

12% (10%+VAT) collected monthly from incoming rent

Let Only with Rent Collection Service plus:

Dealing with specific maintenance issues and routine repairs relating to the property, obtaining estimates and supervising works (where appropriate)            

Provide 24/7 Emergency maintenance service to Tenants

Supervising annually (and as required) compliance with all Landlords statutory obligations 

Supervision of tenants vacating property at end of tenancy                          

Acting as key holders for duration of the tenancy                                     

Issuing of appropriate notices                                                                      

Dealing with all contractual matters                                                                

Liaising with Utility providers, Local authority of tenants moving in/out

Burghleys Non-Urgent Visits-£36 per visit

Meeting Third Party Contractors/Providers-£36 per visit. If required to wait a charge of £18 per hour or part thereof will be payable
